Mold is a symptom. It grows where organic material stays wet, so every mold problem is really a moisture problem with a visible surface expression. Remediating growth without correcting the source produces a clean wall that gets dirty again, and a file showing growth without its cause leaves the central question — why is this happening — unanswered.
That is also where coverage disputes live. Many policies treat mold differently depending on what caused the water: sudden discharge from a failed appliance is handled differently from long-term seepage, and mold arising from deferred maintenance is frequently excluded outright. So the photograph of the growth is rarely the decisive image. The photograph of the failed supply line above it usually is.
Before you photograph anything
Disturbing mold-affected material releases spores and fragments into the air. Documentation is low-disturbance work, but it still means getting close to affected surfaces, opening cabinets, and sometimes entering crawl spaces and attics where concentration is highest and ventilation worst.
At minimum, ventilate the area if that can be done without spreading contamination into clean parts of the building, wear a properly fitted respirator rather than a loose dust mask, cover your skin, and use eye protection. Do not run HVAC systems that circulate air from the affected space into the rest of the building.

Work wide to tight, in that order, for every affected area.
Wide. Capture the whole room, including two walls and a fixed identifying feature — a window, a doorway, a permanent fixture. This is the frame that tells a reviewer which room the close-ups came from. Without it, a detail shot of a dark patch on white drywall is unattributable.
Medium. Frame the full extent of the visible growth in one image. Remediation is scoped and priced by area, and a series of tight shots makes area impossible to estimate without a site visit.
Detail. Now go close and record the character of the growth: color, texture, whether it appears fuzzy, powdery, slimy, or as flat staining; whether the substrate is intact, softened, or delaminating; whether there are distinct colonies or a single spreading front. These are the first things lost when material is removed.
Resist the temptation to identify the species from a photograph. Color is not a reliable indicator of type, laboratory analysis is what determines species, and confidently naming a genus that later turns out to be wrong damages the credibility of everything else in the file. Describe what you see; let the lab identify it.
Put scale and location context in the frame
Close-range phone photography destroys scale. A three-inch patch and a three-foot patch, each shot from a comfortable distance, look nearly identical — and area is the number driving both the remediation scope and the decision about whether this is a do-it-yourself problem at all. Lay a tape measure or folding rule across the affected area in at least one frame per location, positioned so both the measurement and the growth are legible.
Location context matters as much as scale. For every affected area, take one frame that includes both the growth and something fixing its position in the building — a room corner, a doorway, a plumbing fixture. Photographs of mold are notoriously interchangeable-looking, and a file where nothing can be placed invites the argument that some of it came from somewhere else.

This is the part that determines whether your file is useful. Growth requires sustained moisture, so something is supplying it. Work upward and outward from the affected area and photograph every candidate you find:
- Plumbing. Supply lines, valves, traps, and connections in the cavity above or behind the growth — corrosion, mineral deposits, drips, and staining on surrounding material.
- Appliance connections. Dishwashers, ice makers, washing machines, water heaters — including the pan beneath and the floor around it.
- Building envelope and drainage. Window and door perimeters, failed sealant, flashing, exterior grade sloping toward the building, downspout discharge points, window wells, and sump equipment. - Condensation surfaces. Uninsulated cold-water lines, ductwork in unconditioned space, exterior walls with insulation gaps. Condensation-driven growth often traces the cold surface behind the finish.
- Ventilation failures. Exhaust fans discharging into an attic instead of outside, separated dryer vents, blocked soffit vents. Photograph the termination point, not just the fan.
If a failed component is going to be replaced, photograph it in place before removal, then bag it and shoot it against a plain background including any manufacturer markings. Failed parts are the physical evidence in a subrogation or product dispute, and the item most likely to be thrown out by whoever is focused on stopping the water.
Photograph moisture you cannot see
Visible growth is the trailing indicator: the active wet zone is almost always larger than the stained zone, and it is behind the surface. A moisture meter turns an assertion into a photographable reading. Shoot the display against the surface being tested, in the same frame as the location — a reading photographed in isolation proves nothing. Take readings on a grid moving outward until values return to normal for that material, and photograph both the elevated readings and the normal ones. The boundary defines the scope.

Mold grows where the light is worst: under sinks, behind appliances, inside closets, in crawl spaces and attics. Phone flash is a hard point source a few millimeters from the lens, and it flattens surface texture almost completely — texture being exactly what distinguishes active fuzzy growth from flat staining or old dried residue. Place a light off to one side instead, raking across the surface at a shallow angle. The same patch shot with direct flash reads as generic discoloration; lit from the side it shows relief, growth structure, and substrate condition.
Document behind materials — carefully
Cavity growth is common and surface growth understates it. But opening a wall disturbs contaminated material and can spread spores through a building, so this is a decision point, not a routine step.
If material is already being removed as part of a professional remediation, photograph aggressively as it comes off: the back face of removed drywall, the insulation, the framing, the vapor barrier, the sheathing. The back of a piece of drywall often shows far more extensive growth than the room-facing side, and that comparison is one of the most informative images in a mold file.
If you are considering opening a wall purely to see what is behind it, weigh that against the stop-and-call thresholds above. Where extent is unknown or occupants are vulnerable, the right move is an assessment, not exploratory demolition. Less invasive alternatives exist: pulling a switch plate, removing a baseboard, opening an access panel, or lifting carpet at an edge.
Where removal does happen, photograph the same locations before, during, and after. Reshooting from your original wide-shot positions produces genuine before-and-after pairs, which are disproportionately persuasive for the cost of standing in the same spot.
Keep the record dated and coherent
Mold claims frequently turn on duration, because the line between sudden intrusion and long-term seepage is a coverage line. That makes "when did this start" a question with money attached — and a photograph's own metadata is weak evidence for it. EXIF timestamps are written from the device clock, which the owner can change. Screenshots discard the original metadata entirely. Many messaging apps re-encode on send and strip metadata along the way. What helps:
- Send originals as full-size attachments, never screenshots.
- Corroborate externally. A dated plumber's invoice, maintenance ticket, written tenant complaint, or lab report anchors the timeline in a way the images alone cannot.
- Photograph at intervals. A series from a fixed position over days or weeks documents rate of change, which is itself evidence about the source.

Common failures
- Growth only, no source. Leaves both the coverage question and the actual repair unanswered.
- No scale. Extent becomes assertion and the remediation scope becomes negotiable.
- Cleaning first. Understandable, and it destroys the record. Photograph before you disturb, then act promptly.
- Naming the species from a photo. Undermines the whole file if it is wrong.
- Direct flash on everything. Flattens the texture that distinguishes active growth from staining.
- No post-remediation set. No evidence the work was completed or the source corrected.
